LUX Berlin – New Leases and Repositioning

OFFICEFIRST announces the successful signing of two leases in LUX Berlin, an urban quarter (an) the Mediaspree in Berlin, with a total area of 2,675 square meters. The site includes the striking LUX TOWER and the historic LUX HOUSE, LUX COURT and LUX CUBES buildings.

Electric vehicle manufacturer NIO has signed a lease for 1,375 square meters of office space in the LUX COURT. Furthermore, the existing lease with the renowned Wiley publishing house in the LUX Cubes was extended on a long-term basis for an area of around 1,300 square meters.

LUX Berlin, once known as “Lamp City,” looks back on a long history and has developed into a dynamic mix of creative start-ups and established companies. The historic site was founded at the beginning of the 20th century and was initially the location of an Osram light bulb factory for many years. Between 1993 and 2000, the buildings were modernized and converted into a modern office location, while retaining the historic facades. A five-story glass building was added to the LUX TOWER, making it an iconic landmark.

Currently, the LUX buildings are being extensively modernized and designed with regard to future-proof ESG standards. This includes the highest possible energy efficiency, maximum CO2 savings, barrier-free access and state-of-the-art digital equipment in all office spaces. The LUX TOWER in particular is thus characterized by very high-quality and contemporary equipment – a modern and flexible space design in one of the capital’s most historic buildings also contributes to this. In total, the LUX Berlin has almost 90,000 square meters of office space in the four buildings. LUX is excellently connected to public transport, with both the S-Bahn and the U-Bahn (subway) within easy walking distance via the Warschauer Strasse stop. The convenient location in the heart of Mediaspree is complemented by more than 300 bicycle parking spaces and over 250 car parking spaces, making the location even more attractive for tenants.
